Vacant land in Florida inherited by heirs is quite common, and is a significant portion of the properties we buy here at All Acres every year.
Why Vacant Land Is Often Heirs Property
- No one lives on it, and oftentimes no one lives close to the property (heirs are often out of state and sometimes out of country.)
- It was family land for decades
- Paperwork and/or contact info was never updated with the county
- Probate was delayed or never completed
Over time, ownership becomes layered and unclear.
Why Vacant Land Makes Things Worse
Because no one uses it:
- Taxes may go unpaid
- No one maintains records
- Problems go unnoticed
By the time someone wants to sell, title is often clouded and complicated.
Selling Vacant Heirs Property
Resolution typically involves:
- Verifying ownership
- Completing probate
- Clearing title issues
Once done, the property can be sold normally.
